High-Rise Façade Remediation – Southbank

We are currently managing urgent staged façade remediation works on a large high-rise building in Southbank, addressing defective stitch plates and high-risk concrete spalling under insurance time constraints.

The works have been structured in two stages. Stage A focuses on priority structural safety items, followed by Stage B which will address remaining façade defects and complete a full external façade repaint.

This high-rise façade remediation project in Southbank, VIC involves abseil access, structural concrete repair, and coordinated defect rectification across multiple elevations.

Southbank, VIC

What We Managed

We successfully managed the remediation of a common podium courtyard as well as the nearby planter boxes causing water ingress into the below carpark basement. Our structured approach ensured proper diagnosis and long-term waterproofing solutions.

The project involved coordinating multiple stakeholders while keeping the common gym operational during works, requiring careful staging and access management.

Leak Investigation

Identified the source of water ingress and developed a targeted remediation plan.

Project Coordination

Managed planning, remedial engineering design, scope of works, contractor tendering, and compliance from start to finish.

Waterproofing & Repairs

Removed large trees from planter boxes, removed old bitumen waterproofing, created proper falls, installed high-quality waterproofing to podium and planter boxes, and reinstated planter boxes with soil for landscaping.

Final Inspection

Verified waterproofing effectiveness and completed defects checks.

TitleDescription

Investigation

Identified priority remediation items required to meet insurance deadlines and reduce immediate safety risk.

Project Coordination

Managing remedial engineering design, scope development, contractor tendering, staged programming, and compliance oversight throughout the project lifecycle.

Stitch Plate & Concrete Spall Remediation (Stage A)

Coordinated abseil access to break out high-risk concrete spalls and defective stitch plates, using diamond saw cutting and structural repair methodologies in accordance with remediation specifications.

Stage B – Full Façade Rectification

Following completion of Stage A, Stage B will address lift lugs, window sealants, balcony cracking, and remaining façade defects, culminating in a full external façade repaint to restore performance and presentation.

The Challenge

The building presented widespread façade defects, including concrete spalling and non-compliant stitch plates, creating safety concerns and insurance risk exposure.

Works required abseil access across an occupied high-rise building, necessitating careful staging, structured communication with owners, and strict adherence to engineered remediation specifications.

The remediation program needed to be delivered within insurance timeframes while maintaining safe resident access and minimising disruption.

Challenges & Solutions

Every project presents unique obstacles. Here’s how we tackled the key challenges on this remediation project.
ChallengeChallenge DescriptionOur Solution
Insurance Deadlines

Urgent remediation required to satisfy insurer requirements and mitigate risk.

Prioritised high-risk structural items under Stage A and structured staged delivery to meet compliance timelines.

High-Rise Access

Façade defects required abseil access across multiple elevations.

Coordinated specialised abseil contractors and monitored works to ensure safety and specification compliance.

Occupied Building

Works undertaken within an operational residential high-rise.

Implemented structured communication and staged programming to maintain safe resident access throughout.

Long-Term Durability

Need to ensure façade longevity beyond immediate defect repairs.

Followed detailed remediation specifications to secure engineer sign-off, warranties, and long-term structural integrity.
