Partial Removal & Replacement of Cladding – Melbourne

We successfully managed the partial removal and replacement of combustible cladding on the roof canopy of a commercial building in Melbourne, in response to a council building order.

Our structured approach secured the necessary council permits and maintained safe pedestrian access at one of Melbourne’s busiest intersections throughout the works.

This combustible cladding remediation project in Melbourne, VIC involved verifying cladding composition against fire engineering requirements, staging works above an active footpath, and closing out the council building order in full.

Collected samples and carried out combustible cladding testing to verify the material against fire engineering requirements.

Project Coordination & Compliance

Developed a structured remediation plan with minimal pedestrian and tenant disruption, working with council and fire engineers to meet every requirement.

Tender Management

Competitively tendered the removal and replacement works to accredited cladding contractors.

Remediation & Supervision

Oversaw the removal of the non-compliant ACP and the installation of compliant replacement cladding.

Final Certification

Secured the compliance approvals and closed out the Building Notice.

The Challenge

A council building order required the combustible cladding on the building’s roof canopy to be removed and replaced. Until the order was resolved, the building remained non-compliant and the owner carried the risk.

The site sits on one of Melbourne’s busiest intersections. Pedestrian volumes and ground-floor tenancies meant the works could not simply be fenced off and left.

During the works, the entrance canopy was also found to be defective and non-compliant, which expanded the scope and required a new canopy design to be resolved on site.

Challenges & Solutions

Every project presents unique obstacles. Here’s how we tackled the key challenges on this remediation project.
ChallengeChallenge DescriptionOur Solution
Regulatory Compliance

A council building order and fire engineering requirements had to be satisfied in full.

Coordinated closely with council and fire engineers to secure permits and a smooth approval process.

Pedestrian & Tenant Impact

Works sat directly above an active footpath at one of Melbourne's busiest intersections.

Staged the works to maintain pedestrian safety, site security and tenant accessibility throughout.

Unknown Defects

The entrance canopy was discovered to be defective and non-compliant during works.

Worked with the contractor and engineer to design and deliver a safe, compliant replacement canopy.

Long-Term Safety

Need to remove ongoing fire risk and prevent a repeat notice.

Installed premium compliant cladding and closed out the building order with full certification.
