Carpark Leak Remediation – Southbank

We managed the remediation of a common podium courtyard and adjacent planter boxes that were causing water ingress into the basement carpark below. Our structured investigation identified multiple waterproofing failures, enabling a coordinated rectification strategy designed for long-term performance.

This podium waterproofing remediation project in Southbank, VIC required staged works across common areas while maintaining building operations and protecting adjacent assets.

Podium Waterproofing & Basement Leak Remediation

Southbank, VIC

What We Managed

We successfully managed the remediation of a common podium courtyard as well as the nearby planter boxes causing water ingress into the below carpark basement. Our structured approach ensured proper diagnosis and long-term waterproofing solutions.

The project involved coordinating multiple stakeholders while keeping the common gym operational during works, requiring careful staging and access management.

Leak Investigation

Identified the source of water ingress and developed a targeted remediation plan.

Project Coordination

Managed planning, remedial engineering design, scope of works, contractor tendering, and compliance from start to finish.

Waterproofing & Repairs

Removed large trees from planter boxes, removed old bitumen waterproofing, created proper falls, installed high-quality waterproofing to podium and planter boxes, and reinstated planter boxes with soil for landscaping.

Final Inspection

Verified waterproofing effectiveness and completed defects checks.

The Challenge

The original waterproofing system consisted of bitumen membranes that required full grinding and removal. Additional issues were identified at the glazing channel adjacent to pool glazing windows, increasing complexity and risk exposure.

The works were undertaken while the building’s common gym remained operational, requiring careful staging, access management, and design modifications as unknown conditions were uncovered.

Challenges & Solutions

Every project presents unique obstacles. Here’s how we tackled the key challenges on this remediation project.
ChallengeChallenge DescriptionOur Solution
Hidden Waterproofing Failures

Existing bitumen waterproofing required full removal and substrate preparation.

Ground back membrane system and implemented compliant falls before installing new waterproofing.

Glazing Channel Risk

Interface issues near pool glazing windows increased water penetration risk.

Introduced a hob to improve drainage and reduce glazing channel exposure.

Operational Constraints

Common gym remained open during remediation works.

Carefully staged works to maintain resident access and building operations throughout.

Long-Term Performance

Risk of future membrane compromise beneath pod and pavers.

Installed a leak detection system prior to reinstatement to allow early identification of future issues.
